Theres a good handful of small vineyards around metros and Ive seen some lavendar places in recently. Ive assumed these places are just more of a side hobby and not a sole income. Corn & beans are 99% of the ag landscape though. Of course there are cattle/pasture as well.

Ive never understood it. Some farmers run old equipment, vehicles, have old houses in bad shape etc. They seem broke. Then others are constantly driving the newest equipment, getting a new pickup every couple of years, nice houses, sxs's, going on vacations etc.

I went out new years day. Flushed a total of 25 birds by my count. Zero shot, flushed several roosters, but all to far out ahead for a shot. I guess not to bad for just two people walking and no dog, felt like a lot of walking though for what was seen. Walking crp ground.

Sounds like you have options to free up money sooner than later if you want it. And keep in mind, land appreciates. The cars, harley, and boat depreciate.

Personally if I didnt know what kind of deer are in the area I would wait and keep saving for something bigger. Do you guys have vehicle payments? If so and you really want to buy something you could sell your vehicles and getting cheaper paid for cars and probably easily save $1000 a month...

Sub $750 a month after the downpayment? And you are a dual income household? Buy it. That should be easy. Heck you could easily just sidegig your way to $750 a month and not even touch your regular income for the payments.

Tough to give my opinion without knowing your income, currently monthly expenses, price of the property, income off the property etc.
