I checked by putting an ad in the paper last spring in NW Iowa. Wooded area from $750 to $2500. per acre depending on how thick the trees were. Found 5 acre spots up to 160 acre spots. The nicest was 150 acres with 50 farmable, small creek through 100 acres of oak trees. $275,000. Alot of money!!!!!!!!!!!!! Al
I have looked seriously at 6 parcels in the 125-250 acre range in NE IA.
All priced from 1200/acre to 1800/acre.
Highly productive bare ground goes for more, but the "recreational" properties have gone way up, and the more CRP or leased tillable tends to drive up the price.
Less acreage also tends to be more per acre.
Any structures will also add to the price.
I also have been told (after a weekend trip there) that south-central IA is in the 1000 -1500/acre range.
