Leasing land question

Looking at a land lease on a 160 acres, what should I expect to pay,never done this before any input would be good.Thanks in advance Horncrazy.
 
$3 to $5 an acre depending on how good it is. Not a lot of leasing going on there yet. Farmer definitely wants to lease? Or are you just wanting to make an offer?
 
Yes it is going to happen by the weekend 110 timber 50 pasture we have hunted before and it lays out real nice not far from the maquoketa river.
 
I lease in around Jones... if you can get it for 5 then lock it up for then next 10 years... Most of the places around there and Jackson are looking for 10 to 12 per acre... Mine is a good price but they wanted alot more than I gave!

Just a little input from an area with much more leasing of hunting ground....

Lease rates can run as high as $80 in more popular areas with more cover and from what I have seen there is no such thing as "locking" anything in...rate or time frame. /forum/images/%%GRAEMLIN_URL%%/crazy.gif

If someone comes along and offers a higher rate...your lease is going bye bye unless you spend a lot of money to involve attorneys and really have an "iron clad" lease.

Even ag land lease's are commonly broken with some stipulations.

From Experience.......... NOPE!!


Unless people know you are around and can watchit they just go right thru! Mine is posted all over. Had no problems through bow season and first gun! I left and went back up the second weekend of second season and it looked like Custer marched his troops through mine! Hell one of the drag trails I found and followed went next to two ladder stands and then was loaded into a truck right next to a LEASE LAND Sign!!!

I am hoping the three certified letters delivered by a sheriff will help next year!
