    240 acres Union County for sale

    Perfect combo: lots of income, awesome genetics, tremendous age structure, habitat is DONE & perfected. Giants to hunt yearly. Massive amounts of food have been left for countless years.

    This farm located west of Osceola, and is a great income and hunting farm. The breakdown is 108 tillable, 16 CRP riparian buffers, and the balance is timber and timber draws. Gated access, with complete fence, the entire farm is surrounded by pasture which makes for ideal situation. All the heavy cover and food is located in this section, so 80% of the deer in this section live on this 240. Cover is spread to allow for many different stand options. Redneck blinds are located on strategic food plots. All the timber and CRP cover along with the food plots, cannot be seen from the road.

    The timber had TSI work created excellent bedding as well as future timber value. This is by far the thickest farm I have ever hunted. The age structure on bucks is good, a mix of nice genetic bucks as well as some bullies that need to be shot. Cash rent is $24,000 per year, and CRP is another $1500. Taxes are $1800 per year. Skip (Sligh1) did some of the TSI work about 4 years ago and took an extreme amount of time to do a premium job. He'd also vouch for how good this farm is in all regards.

    The crop ground has produced well, with the exception of this year, the beans were down a bit due to drought. Future CRP options are great with $250/acre + options if the Farm Bill allows for new sign ups (which all USDA indications & announcements have this as very likely).

    Pictures of deer off farm are extremely small sample of history. Actually having a little difficulty finding one whole folder. Many more giant bucks to be shown to very serious buyers. Some of the bucks are actually some young bucks with awesome genetics to demonstrate the bucks that get a pass to turn in to some true giants when they mature.

    This farm has good hunting all season, we see good buck movement early, great during the rut, and again in the late season as the deer pour into the only food in the area. This past year I had four hunts before I shot my buck, and saw at least 5 bucks on each sit, with 13 bucks on nice cold morning. Also note, very good turkey numbers, and some good oak/walnut is ready to harvest in next 5-10 years. As a courtesy to new owner and seller, very serious inquiries only & this parcel is treated with extremely low pressure. Priced to sell & very competitive in this market, especially with how much income, work completed and turn key it is... Asking price is $3477/acre. Owner of the property is licensed realtor in MN but is not a licensed realtor in Iowa. All showings need to be supervised, gated locked access.
