Price to pay for land

I have a property I'm looking to purchase
It's 10 acres in warren county.
North warren county.
For timber whats the going rate for timber per acre? Land is low quality timber that's overgrown with honeysuckle and mature trees.
Not sure if the land is able to be developed but either case what would be a good price to offer the person per acre?
20k?
12k?
 
If the 10 acre piece has an agent selling it, get a buyer's agent and they can tell you exactly what it is worth. If it's a sale without agents look at comps thru websites like landwatch to see what's for sale and what's sold in that area recently. You can find out what a parcel sold for (tax accessor) or call the agent who sold it. There are a few land agents on this site and maybe they can assist you in a fair price you should offer.
 
You’re just south of Des Moines ,can you put a building on it? Close to water and electric hookup?At ten acres that side is hard to find. It’s usually a 40 , 80 or 160. That size if it’s not advertised and private sale might be a good buy
 
Those local markets “close to town” are so broad and hard to pin down. Could be $10k or it could be $100k. Or who knows?!?! It’s easy for me to go “oh, mixed hunting land in xyz area…. Should be between this range____”. Stuff closer to town …. Need to run a bunch of comps of similar stuff that’s sold in last 6-18 months.

It's not a build able lot. Yeah it's close to water and electric.
